If you let a property in England with a gas appliance in it — a boiler, gas hob or gas fire — you are legally required to have a gas safety check carried out every 12 months by a Gas Safe registered engineer, and to give tenants a copy of the certificate. Most people know the requirement exists without knowing exactly what it covers.
What actually gets checked
- Every gas appliance in the property is checked for safe operation.
- Gas pipework is checked for leaks and correct installation.
- Flues and ventilation are checked to confirm exhaust gases are escaping properly rather than building up indoors.
- Safety devices on each appliance are tested to confirm they work.
It is a safety check, not a full boiler service — the two are often done on the same visit, but they are not the same thing, and passing a gas safety check does not mean the boiler has been serviced in the fuller sense.
What happens if you let it lapse
The certificate is valid for 12 months from the date of issue, and the next check needs to happen within that window, not from an arbitrary date afterwards. Letting it lapse is a breach of your legal obligations as a landlord, with penalties that can include a fine, and it can also affect a claim if something later goes wrong with a gas appliance in the property.
Getting one done
Book it with enough notice that it does not become an emergency, since a Gas Safe engineer needs access to every gas appliance in the property, which usually means coordinating with the tenant.
